Tract 1 has 15.93 acres, 4,554 feet of property line of which 374 feet is on paved Poison Spider Road frontage. Tract 1 has 3 distinctive sections.  South Section or road frontage section is comprised of an established alfalfa field which should yield about 10-15 Tons per year.  The irrigation is by 10” gated pipe which is only one season old and comes with the Tract.  A Canal feeds the weir and head gate located at the south end of Tract 1 and runs parallel with Poison Spider Road thru Tract 2.  The center of Tract 1 has two heavily tree lined ditches (large windbreaks) at each end with multiple year round springs running thru each ditch. There is a large grass clearing in the center of the tract that would make a nice corral or horse or livestock area with plenty of natural protection from the elements and water from the springs.
