Tract 2 has 17.90 acres, 5,239 feet of property line of which 373 feet is on paved Poison Spider Road frontage. Tract 2 has 3 distinctive sections. South Section or road frontage section is comprised of an established alfalfa field which should yield about 10-15 Tons per year. The irrigation is by 10” gated pipe which is only one season old and comes with the Tract. A Canal feeds the weir and head gate located at the south end of Tract 1 and runs parallel with Poison Spider Road thru Tract 2. The center of Tract 2 has a heavily tree lined ditches (large windbreaks).  The west end of the property has over 600’ of thick mature tree windbreak. There is a large grass clearing in the center of the tract that would make a nice corral or horse or livestock area with plenty of natural protection from the elements. This area could also be irrigated for grass/alfalfa crops. The north end of Tract 1 slopes gradually uphill. This would be the ideal home site with multiple locations with fantastic views of Casper Mountain and the neighboring farms. This site is ideal for a walkout basement and the property has been tested and approved by the County Health Department for a septic system in multiple locations. There is a strip of land on the north section that is very fertile and grass grows thick without manmade irrigation. All grassy areas and open land have been professionally re-seeded in October 2005 with a double the recommended dose of dry-land pasture mix at an investment of $3750 per tract. The north section of this lot has plenty of room of a large corral and barn. I have extensive knowledge of this land and I have spent a lot of time working this Tract. The pictures were taken in October 2005. To see how green the area is during the summer, see Satellite photos which were taken in July. Tours by appointment only. Contact Rick for more details.
